Corporate office design

We do not design offices. We design human performance. Every project starts with a Workplace Performance Audit and is measured against its own baseline.

Is this your case?

  • Our floor was fitted out for density and cost, not for wellbeing.
  • We keep losing key people, and getting the team back to the office is hard.
  • Our board asks for ESG evidence we cannot report today.
  • We are moving or consolidating offices, and operations cannot stop.
  • We need clear timelines and one accountable lead.

How it works

  1. Measure

The audit records light, noise, air, temperature, real occupancy and perception. The result is your ROSE baseline.

  2. Understand

We study culture, brand, work modes and decision-makers. We leave with three performance hypotheses.

  3. Design

The Spatial Brand Book sets zoning by cognitive mode, the material and sensory palette, and biomaterials.

  4. Build

The turnkey fit-out has one accountable lead, quiet works and a weekly report.

  5. Evolve

The membership keeps the ecosystem alive and measures again. Each year you receive a ROSE audit and an ESG report.

The essentials

Scope

We work with corporate floors of more than 80 employees in Grade A buildings in Quito. Scope is defined with the audit data. We take on no more than four fit-outs at a time.

Operational disruption

When the floor stays in use, works are quiet: night hours, sealed zones, and dust and noise control. Your team moves to a temporary area, ready before each phase.

Measurement

We measure at the start, at the end, and then keep measuring. Baseline on day 0, post-occupancy evaluation on day 90, follow-up at month 6 and a ROSE report at month 12.

What the CEO receives

A headquarters that expresses your leadership, with a brand narrative and international references. An ESG report you can take to the board.

What the Head of People receives

Measurable wellbeing, with surveys before and after. A pod as an immediate pilot, plus zones for focus, collaboration and recovery.

What the CFO receives

A ROSE baseline, an investment closed by phase and one accountable lead. We speak in OPEX and CAPEX, not in finishes.

What you receive

  1. ROSE baseline and executive audit report.
  2. Spatial Brand Book with guidelines for every one of your offices.
  3. Phased investment proposal, presented to the full committee.
  4. Handover with the Ecosystem Manual and the Materials Passport.
  5. Annual Spatial Impact Report as part of the membership.

Frequently asked questions

Where do we start?

With the Workplace Performance Audit, which takes 3 to 6 weeks. No project is scoped without that diagnosis.

What does it cost?

We do not publish fees. The investment is set in the investment proposal after the audit, and it is organised in phases.

Will it disrupt our operations?

We run quiet works: night hours, sealed zones, and dust and noise control. Each week you know which area is being worked on.

How long does it take?

The audit takes 3 to 6 weeks and the Spatial Brand Book 6 to 10. The fit-out depends on scope, and its timeline is fixed in the proposal.

How will we know it worked?

We measure on day 0, day 90, month 6 and month 12. Each indicator is compared with your own baseline.

Your company's performance is decided in its space.

It all starts with a Workplace Performance Audit: we measure before we give an opinion.
